We focus on deals where construction and operating work can change the outcome.

Midwood targets underperforming strip centers and neighborhood retail assets in the $6M–$10M range. Many institutions are too large for deals at this size, while local buyers may not have the construction and operating capacity required to execute the business plan.

As licensed general contractors, we underwrite the basis, price the construction scope ourselves, and manage the work in-house. We don't depend on financial engineering. Returns have to come from the basis and NOI growth.

The person identifying a deal also evaluates the physical scope, calls the market, and runs the business plan.

Gainesville Turnaround

In Gainesville, we priced substantial deferred maintenance, managed vendors directly, and completed the repositioning while maintaining in-place cash flow. Direct repair expense remained 2.8% of collected rent.

Capital Alignment

We invest our own capital and structure each deal on its own economics. We use bank debt first and bridge debt only when it gets an asset to a refinanceable state.
